Absolute Must Do's
- I can't say enough about how much your yard affects everyone's property values. Please take the Homeowner's Association letters serious. Other property owners are all genuinely concerned about their property values. The adage one bad apple spoils the bunch definitely applies in this case.

- Outside of mowing and edging, most lawn maintenance only takes a few minutes a week IF you tend to it every week. I find that mowing my own lawn keeps me more aware of any other issues that are in my lawn. If you have a commercial lawn service, I suggest that you grab a good grass killer and take a walk around your property once a week.

- Mow
- If you can afford a $200K+ house, you can afford a lawn service! Or just do like me and mow it yourself. Oh and mowing assumes edging. Again a commercial lawn service is not all that expensive.

- Remove or Kill Grass in Flower Beds
- If you can afford a $200K+ house, you can afford a lawn service... Did I say that already? Or just do like me and weed it yourself. This is actually much easier than most people make it out to be. Bermuda and St. Augustine grass are hearty little bastards, greatly adapted to the Texas sun. In the spring time these grasses can grow runners over a foot each week. If your beds are full of grass the only workable option is to dig it out. Nope, you can't just pull it out; you must dig down into the soil and remove the runners that are under ground. If you have a lot of it, hire a company to do it for you. Once you have all the grass out of the beds, flower beds are super simple to maintain.

- All that is required to keep grass out of your flower beds is consistent treatment of any runners with a good grass killer. Just spray any runners every week. It only takes 5 minutes to treat your entire property! You don't need expensive edging around your flower bed, although it will make the beds look better. The grass will grow under, over, or through nearly anything you can put down. Just spray it every week. But be super careful not to spray any green foliage on a plant that you like. Anything that will kill Texas grasses will kill just about anything else as well.

- Kill Grass In the Pavement Cracks
- This one is super easy and will prevent damage to your pavement; plus it makes the yard look much better. Just spray a little grass killer each week on any grass that pops up. Again this is super simple no excuse yard maintenance.

- Trim the Hedges
- Yes, hedges are meant to be trimmed and shaped. Those plants were specifically selected by your builder or pervious owner to be trimmed. This is the primary difference between a shrub and a tree. You can let them grow all natural but your neighbors will stand and stare at your house every time they walk by. Again, this is not out of spite, but a genuine concern for property values.

- Shape the Trees
- I'm a big fan of Howard Garrett who says that trimming trees (unlike shrubs) is rarely beneficial to the tree. However, I also believe that trees can be lightly shaped without serious harm to protect other property, like your house, for looks, and for safety. I try to only shape my trees in the late winter so that the tree is not actively depending upon the leaves of the branches that I trim. I also try to only remove the smallest amount necessary spreading any big changes over several years. Probably the largest effort goes into removing the lower branches. Not only is this required over sidewalks, but it make mowing much easier and keeps the grass growing under the tree.
